Estimating/Budgeting
SC BUILDERS will produce "Budget #1" at the earliest possible stage. The estimate is developed collaboratively with the Client and the Design Team to ensure that each party's expectations are realized. SC BUILDERS measures and controls the development of the design phase from this document. The estimate will be updated at predetermined stages of design development with a detailed analysis of each variance that has occurred. Understanding the importance of the Client's budget, the team, through diligent control and monitoring by SC BUILDERS, will be kept informed of the project value status at all times.
Value Engineering
SC BUILDERS will work with and lead the design team in the "VE" process during the development of "Budget #1". We will continue this VE process throughout the entire pre-construction and construction stages of the project. Each opportunity for "VE" will be accompanied with a detailed analysis to provide the team an opportunity to make informed decisions.
SC BUILDERS' objective is for the client to get the greatest value out of each dollar invested.
Scheduling
Upon award, SC BUILDERS and the Design Team along with the design engineers will develop and validate the schedule and continue to communicate daily on design deliverables to make sure that each milestone will be met. Our schedules incorporate critical tasks and milestones for the design process, permitting, bid & award, procurement and critical Client decisions. SC BUILDERS takes complete responsibility for the maintenance and control of this schedule.
Procurement/Bidding
Immediate procurement of critical items are essential to the success of most projects. Information identifying the cost, lead-time, and alternatives of any other critical items to the project will be provided to the Client and the Design Team. All pre-qualified subcontractors solicited to bid this project are given specific set of bid instructions to ensure a complete scope "buy-out", therefore eliminating potential change orders. The "Instructions to Bidders" also includes the detailed design and construction schedule in order for each subcontractor to understand and appropriately bid their perspective construction timeframes. SC BUILDERS reviews and analyzes each trade with a formal recommendation presented to the Client and the Design Team for approval.
Design Coordination
SC BUILDERS is very adamant about taking a proactive approach to reviewing preliminary design documents for coordination and constructability issues. Time is not allotted in most projects for numerous "RFI's" or rework during the course of construction and therefore conflicts must be resolved prior to that phase of construction. We look at each piece of the project not only for architectural conflicts, but also an in-depth review of M.E.P. and telecom routing and installation. The review includes the future ability to maintain and access these systems. Coordination review will even look into areas of interfacing with existing building conditions and existing occupants.
SC BUILDERS objective for preconstruction services is to:
- Develop the collaborative process between the Client and the Design Team & SC BUILDERS
- Eliminate any "surprises" to the team
- Provide the Client the greatest value for each dollar spent
- Set the greatest opportunity for complete success of this project
