SC BUILDERS' preconstruction services are the foundation for a successful project. Collaborating with the Client and Design Team, SC BUILDERS provides the following services:
Estimating / Budgeting
SC BUILDERS will produce "Budget #1" at the earliest possible stage. The estimate is developed collaboratively with the Client and the Design Team to ensure that each party’s expectations are realized. SC BUILDERS measures and controls the development of the design phase from this document. The estimate will be updated at predetermined stages, with a detailed analysis of each variance that has occurred. Through diligent monitoring and control, SC BUILDERS will keep the team informed of the project’s value status at all times.
Value Engineering
SC BUILDERS will collaboratively lead the Design Team in the Value Engineering process during the development of Budget #1. We will continue this process throughout the entire preconstruction and construction stages. Each opportunity for Value Engineering will be accompanied by a detailed analysis so the team can make informed decisions.
SC BUILDERS’ objective is for the client to get the maximum value out of every dollar invested.
Scheduling
Upon award, SC BUILDERS and the Design Team will develop and validate the schedule and continue to communicate as often as needed on design deliverables. Our schedules include critical tasks and milestones for the design process, permits, bid and award, procurement and critical Client decisions. SC BUILDERS takes complete responsibility for the maintenance and control of this schedule.
Procurement / Bidding
Immediate procurement of critical items is essential to the success of any project. SC BUILDERS will identify the cost, lead time and alternatives for critical items and provide these to the Client and Design Team. All pre-qualified subcontractors solicited to bid are given specific instructions to ensure a complete scope buyout, thereby eliminating potential change orders. "Instructions to Bidders" also includes detailed design and construction schedules in order for subcontractors to understand and appropriately bid their respective construction time frames.
Design Coordination
A primary goal at this stage of a project is to anticipate and eliminate any surprises. SC BUILDERS is proactive in reviewing preliminary design documents for coordination and constructability issues. Most projects do not allow for numerous RFI's or rework while building is in progress, so conflicts must be resolved prior to each phase of construction. We will perform an in-depth review of M.E.P. as well as telecom routing and installation, with an eye toward future maintenance and accessibility. Coordination review also looks at construction issues of currently occupied buildings for any potential complications.
City Interface
SC BUILDERS takes a team approach with design professionals to shepherd the project through each step of the permit process. The relationships developed along the way help in the resolution of design and field issues that may arise during the construction and occupancy phases.
